    Before touring, we secure a lender pre-approval that clarifies your price range and strengthens your offers. You'll know estimated payments, cash to close, and loan options. With a solid-pre approval letter in hand, sellers take you more seriously and timelines move faster.

    6. Appraisal/Title/Lender

    Your lender orders and appraisal to confirm value, while title opens to verify ownership and liens. I coordinate with the lender and escrow to keep conditions, disclosures, and documents moving. You'll get updates on milestones, underwriting, and any final items needed to close.

    We complete final walkthrough, sign loan and escrow documents, and fund the loan. Once the deed records, the home is officially yours.
